A mortgage loan is more than a low rate.
If you are in the market to purchase a property or to refinance you have probably heard plenty about rates recently. You might be thinking the lower the rate, the lower the overall monthly payment. This is not always the case. For starters there are closing costs to a loan. With a low rate there could be additional fees and costs which raise the cost of the loan and increase the real cost of the loan for at least the first 4-7 years. Secondly there is mortgage insurance or M.I. if you have less than a 20% down payment or equity in your property. This monthly M.I. amount has a rate of its own, and plays a key factor in the amount of a monthly payment. For instance you can have a higher interest rate but very low mortgage insurance which can be a lower overall payment than a low interest rate but costly mortgage insurance. In the end, what matters is the amount of money that comes out of your pocket each month.
